Maintenance CoordinationMaintaining properties quickly and efficiently is important for many reasons, including: avoiding further damage, assessing the current state of the property, and ensuring tenant happiness (which leads to decreased turnover).

In fact, the number one reasons for tenant dissatisfaction is a negative experience submitting a maintenance request. And this is no surprise, because coordinating maintenance can be a difficult feat. Between finding a trustworthy maintenance company in a short span of time, negotiating a fair rate, and working with everyone’s schedules so that the maintenance crew has access to the property, it is easy to become overwhelmed and end up frustrating your tenants.

In an effort to not only keep your tenants happy, but also provide you with relief from an unpleasant task, we provide all of our clients with complimentary maintenance coordination services. Our quick and timely process strives to make maintenance coordination a pleasant experience for all parties involved.

How It Works

In order to better serve you and your tenants, we have a staff member who is solely dedicated to coordinating maintenance repairs. We also provide your tenants with 24-hour on-call maintenance for emergency maintenance situations. In order to get any maintenance work done, your property’s tenant must submit their repair requests in writing.

Once a request has been submitted by your tenant, our maintenance coordinator will review your property for any special instructions. This might include specific instructions for contacting you, home warranty notes, or a list of approved vendors.

If there are no specific instructions for your property, our maintenance coordinator will contact a vendor from our preferred vendor list, which is made up of bonded and insured third party maintenance companies. Because we provide our vendors with a high volume of work, and have well established relationships with them, we are able to negotiate discounted rates for service and repairs, so that you get the best work at a competitive price.

The selected vendor will provide an estimate free of charge for the repair needed, which is then sent to you for approval. Ultimately, you have the final decision in approving the vendor and moving forward on repairs.
