What Real Estate Investors Should Know About Plano, TX

Ranked the #4 Hottest Zip Code in America by Yahoo, Plano, TX is an investor’s dream. With healthy employment and economic growth, an excellent education system, and a diverse community, Plano is quickly becoming one of the most sought-after locales in the nation.

Not sure if Plano, TX is the right market for you? Read on for seven things real estate investors should know about Plano, TX:

1. The Population Is Growing (and Diversifying)

Plano is the ninth most populous city in Texas and growing. Currently at over 250,000 residents and expected to grow by over 30% in the next 20 years, it has become the go-to destination for young families and business professionals to call home.

Plano has also been seeing a change in its demographic and an increase in diversity. While it used to be predominantly Caucasian, there’s been a steady increase in people identifying as Black, Hispanic or Other. Experts estimate that by 2030, more than 22% of Plano’s population will identify as Other, 19% will identify as Hispanic, and just over 50% will identify as Caucasian.2. The School System Is Excellent

Part of what makes Plano, TX such a draw for families is the excellent school district. The Plano Independent School District (PISD) is consistently recognized as one of the best in the country, and its unique structure is praised by both educators and families.

PISD is a bit different from your typical K – 12 setup; while students attend elementary school for grades K through 5 and middle school from grades 6 through 8, just like in most American school systems, high school is divided up into “high school”, which serves grades 9 and 10, and “senior high school”, which serves grades 11 and 12. There are also specialized tracks, like the STEAM Academy and the International Baccalaureate Program, to provide more streamlined educational opportunities to specific student groups.

The results of this unconventional education system speak for themselves: average school test scores are 38% higher than the national average.

3. There’s Plenty of Opportunity

Plano is also an active employment hub, with many of the country’s leading brands calling it home. Companies like Dr Pepper Snapple Group, Cinemark, J.C. Penney, Pizza Hut and Rent-A-Center have established their corporate headquarters here, and opportunity is booming.

A recent poll named Plano, TX the best city in the country for job-seekers and also showed that it has the second highest median income, which makes it the perfect destination for those looking to start their careers, and plant roots in a city with both career and financial growth potential.

4. And Plenty to Keep You Entertained

Plano also has a variety of entertainment options to keep residents busy on the weekend. With over 60 parks, a nationally accredited Parks and Recreation department and miles of bicycle trails, it is a fantastic living choice for active residents.

For the more artistic crowd, the Historic Downtown Plano Arts District is home to a number of galleries, performing arts spaces, and interesting restaurants and shops.

5. It’s Extremely Safe

One of the main draws of purchasing real estate in Plano is the level of safety. Plano was recently voted one of the safest cities in America, and residents moving to the area are impressed by the extremely low crime rates: Plano has a violent crime rate of less than half the national median, and the overall crime rate is 28% lower than the national average.

6. Real Estate Is Affordable

Perhaps one of the biggest draws of investing in Plano, TX is the pricing of real estate. As of 2013, the mean home price is $226,500, which is on par with average prices across the country. And with 40% of residents renting, investing in property in Plano has the potential to be extremely lucrative.

7. It’s Up-and-Coming

As you can see, Plano is one of the hottest up-and-coming cities in Texas. With a bustling economy and more companies planting roots (including a recent move by Toyota), a solid education system and an overall high quality of life, the city will only continue to grow. And like any up-and-coming neighborhood, you want to get in early. Since the housing market is still affordable, there’s never been a better time to invest.
