Eviction is the word every landlord dreads the most, because it brings with it so much baggage. Not simply can it be an expensive process, it can also be extremely stressful and very draining emotionally. And while our thorough tenant placement services cut down on the need for evictions, there are some circumstances where they are still necessary. When this happens, LEAP is with you every step of the way.

Avoiding Evictions

Years of experience has proved that the most effective way to avoid evictions is to make sure all tenants know that we’re serious from the very beginning. When a new tenant signs their leasing contract, it is clearly stated that rent is due on the 1st and late on the 4th. And not only that, but we work hard to enforce these terms from day one.

Unfortunately, the rare circumstance will arise where eviction is necessary. In such cases, we have a clear process to handle this situation as efficiently and quickly as possible.

Our Approach

On the 4th of each month, we collect the names of anyone who has failed to pay rent, and send them a three-day notice to either pay in full, or vacate. While this may seem a strong reaction, it definitely grabs attention and enforces the terms the tenant initially agreed to.

If the tenant still hasn’t paid in full by the end of the third day, we file the eviction at the courthouse. The court date is typically scheduled two weeks out, and we will be there representing the owner. Since it is such a lengthy legal process, we can save you a lot of time and pain by handling each step.

From start to finish, we keep you informed, while complying with federal and state guidelines, and working quickly to ensure your home is back in your possession as soon as possible—usually within 35 days.

The only costs associated with Evictions when handled by our team, is the filing fees administered by the courts. This saves you the expense of Litigation Fees, Legal Counsel, and associated repossession costs.

While it is rare that we have to evict one of our tenants, due to our extensive screening process, our regulatory expertise has provided a 100% success rate in eviction court to date.
