LEAP Case Study: Out-Of-Town Investor Meets Cash Flow Goals

Over the years, we’ve helped many investors reach their income property goals. A while back, a retiree from out-of-state wanted to invest in Texas properties, so he contacted us through our online form to set up a meeting. He interviewed several property managers in the Dallas area before making a decision. In the end, he decided to go with LEAP Property Management.

Why He Chose LEAP Property Management

Our investor was impressed with our personal approach. We gave him our undivided attention during the meeting and proved we could offer the same undivided attention to his properties.

In his words, some of the other property managers he met with were too distracted by phone calls or walk-in traffic to give him one-on-one attention. This is the reason we stress not going with a one or two man property management team. Small, understaffed offices (like the ones our investor encountered) are spread too thin to manage your property effectively.

Our investor also liked the transparency of our business model, our knowledge and competitive pricing structure.

We don’t have contracts or termination fees and we take the time to study the market. We didn’t just hand him a list of properties to choose from. Instead, we handpicked properties that met his income criteria and our criteria for properties that we’re willing to manage. We’re highly selective in the investments we choose to take on even if it means we miss out on commission.

Often we turn down managing properties due to their condition, locations and if an owner doesn’t want to invest any more money. Our goal is to set us both up for success.

What Where His Results?

We helped our investor through the entire process of acquiring his properties. We were right by his side as he prepared them for the market, then we listed the properties, found tenants, screened them and moved them in.

We collected rent promptly to make sure our investor was paid on time. He was so pleased with the seamless process from start to finish that he came back to us excited to make more property investments. In fact, over the course of two years he bought eight houses with our help and he’s referred our management company to his family members.

Where Is He Now?

Each of the investor’s properties continue to meet his investment goals – and it’s no fluke. The success of his properties comes from our careful examination of his goals and the market conditions. We did our due diligence to ensure each of his properties could generate the cash flow that he set out to make from the very start.

Helping an investor find a property is only the beginning of our partnership. We’ve structured our business model in a way that we’re not incentivized by home sale commissions. We don’t try to sell investors on the first house they see to make a profit from the sale. Our mission is to match the right property with the right investor and that’s why our retiree continues to have prosperous properties in the Dallas area.
